1984 brick build duplex in Grand Prairie. Both sides are on month-month leases. One side is rented at $700 and the other at $575. Both well below market rent of $850 a side. The unit with the $700 has been updated. I gave the $575 side a 15k budget to update the flooring, paint, bath, etc.

All in Price: $156,500
Rehab Estimate: $15,000 for one side

So I currently have two half duplexes on the same street. One is a 2/1, and the other is a 3/1. Both are currently tenanted. The 3/1 is rented out for $700, and the 2/1 is rented out for $750. You can keep the two tenants and do nothing or you can do a light rehab, and get market rents between $875-$900. The choice is yours. 

All in price for each is $64,000. YOU CAN BUY THEM SEPARATELY IF YOU WISH. 

Misc. Rehab would be between $5,000-$10,000.

@Nicole A. It was an open-ended question that cannot be answered with a "yes" or "no" response, or with a static response. Open-ended questions are phrased as a statement which requires a response. The response can be compared to information that is already known to the questioner(myself). 

An advertisement would have stated at the end to contact me for more information.

If you could stop bidding on properties and just buy what you want, would you? Did you know there are sources out here where you do not have to bid on properties. If you did not know that, you are behind, and you are missing out.
