Hamilton Park properties are few and far between now-a-days. Being in Richardson ISD, and able to buy around $100k is definitely a plus. This would make a for a solid flip or great rental. The property sits as a 4/1/0 which is par for the course. I think if you added a second or even half bath, you could sell for more on the ARV but not necessary. The house is already more than half way updated. Just needs windows, service AC, and easy finish out. If you were to rent, you can pull in $1400/month.
