I have a couple more distressed properties in DFW that I MUST SELL before the end of the year! I typically come across 30-35 properties each month, so there is plenty of volume available; however, I have about 5 deals I must sell before the 29th of December. Nice little OFF MARKET flip or solid rental! House sits as a 3/1/1 at 864 sqft. I think the best play would be to enclose garage for more sqft. The 2nd bath does not seem to be necessary based on comps, but it could bring more value and marketable appeal. House is in pretty good shape, just need garage enclosure, cosmetics updates, a little foundation work, and possible roof replacement. I think if you kept the garage and remodeled you can get $950-$1000/month. If enclosed, $1150+/month. If you were to remodel and keep the garage, I believe the ARV is 115k-120k. So if you wanted to do less in rehab and flip it like that, it is doable.

OFF MARKET deal in Lake Highlands Estates. Easy rehab with the only major work coming with moving the electrical panel, reconverting the garage, and replacing an older HVAC. The rehab is at more than $34/sqft which should be more than enough to really deck the house out and go for top value. However, you could also do less to the home and still command a great price as the house is already in awesome shape. Homes in the area are selling between $257.60/sqft-$275.85/sqft in an average of just 8 DOM! I have placed mine conservatively in the middle which should be more than achievable given that we have a pool whereas the other comps do not.
