Nice little OFF MARKET flip or solid rental! House sits as a 3/1/1 at 864 sqft. I think the best play would be to enclose garage for more sqft. The 2nd bath does not seem to be necessary based on comps, but it could bring more value and marketable appeal. House is in pretty good shape, just need garage enclosure, cosmetics updates, a little foundation work, and possible roof replacement. I think if you kept the garage and remodeled you can get $950-$1000/month. If enclosed, $1150+/month. If you were to remodel and keep the garage, I believe the ARV is 115k-120k. So if you wanted to do less in rehab and flip it like that, it is doable.
