Cash Cow in South Dallas! Rent it or owner finance it! This house is in great shape in a slowly but surely transitioning area. All it needs is some new carpet or vinyl plank and paint. Thats it. Based on comps, you can rent this between $700-800/month. I believe you could owner finance it for $60k to $65k and get nice cash flow that way too and not be a landlord. 100 yards away there are nice new builds. In the future, thats where its going from what I see in the neighborhood. You can get crazy cash flow for several years and then teardown new build or sell to a builder for top dollar.
