Just drove by the Amazon building, WOW. 850,000 square feet plus all the Jobs around the Mercedes Plant in Vance Al which is about 25 minutes down the road.

Had similar situation in Hoover/Birmingham but with 10 year old home and bad poured slab foundation with 3" drop from middle of home to rear. Best money I every spent was the home inspection and engineer. I walked from the deal. Too much exposure. Good luck.

Great area if you like B&B neighborhoods. The B&B stands for boarded up or burned up. 

I rode around that area 6 weeks ago. It seems that about every other block had a home boarded up or had fire damage. Good luck but I won't walk away, I would run away. Good luck. JP

I went down this road this past February. Tenant was  weeks late the last   2 years every month.  I pulled the plug and it cost me  8k for rehab plus lost 2k with no rent plus another $1500 I found out about last week. All in was about $12000 which was more than the whole year in rent. Bottom line, the short term I was better off keeping old tenant. Long run I bite the bullet with  have an updated home  that I will keep and a much better customer/Tenant.

What did I learn. Don't be so quick to pull the trigger on late rent.

Try Tish Weaster and Eddie Harris At Expert Realty in Birmingham.  They do a good job.  I have known Eddie for long time and I have been using them for several years. They also manage  properties. Good honest people. Good luck.

In reference to classifying some of these neighborhoods in Birmingham as C or D or F. The class C ones I have  some rental homes in. The Class D ones I do not because they steal and shoot guns there and I don't go there anymore. And the F ones I left behind 25 years ago when I had guns pulled on me a couple of times in Airport Hills and Eylton Village. With that said good luck, stay safe and be armed. JP

If you can't get inspection run don't walk away. You could find a $300 repair or a $30,000 problem. Good luck. JP

Correction taxes are $580 with rent $1285.
