Good work. Pinson has good schools. I flipped one out there 3 years ago. I would go back on there again if the right deal came up. Again good work. Jp

Why are you looking for trouble. Good property management will not fool with a bad property. Even a good hired gun knows when to walk away. Maybe that’s why it’s up for sale at good price? If there is shooting and stealing stay away. If there’s boarded up or burned out run away. Good luck. Jp

I stole this from an investor/manager years ago. It works. Create a questionnaire on each inquiry before showing property. You will weed out a lot. 

What is your name 

When do you need something 

Who will be living with you 

If you have a pet we don’t allow pets 

Are you currently renting and were 

How long have you lived there 

Can I ask why are you moving 

How much is current rent 

When I check with your landlord will I find out that your rent was paid on time 

Can I ask were are you currently employed and were

How long have you worked there 

Can I ask how much you make 

How about spouse name and work and how long and income

Do you have a car payment and how much 

Do you have cell phone and how much 

Other long term debt or student debt

How is your credit if I pull it up

Have you ever been convicted of a felony 

Have you ever been evicted from a property 

When do you want to see the property.

Oh taxes and insurance is about 1500 annually which is 400 less than home in Birmingham at 75 k value and $400 year more in taxes and insurance. Blowed my mind. Make same amount of ROI has my houses that are paid for. Good luck. Jp

The house is in Calera al about 40 miles due south odd l65. Paid 150 k 33 k all in. Rented 2 weeks for 1250 month. I got first last and one month deposit all in one swell loop. Tenant pays 1 week ahead of due date. Got check Saturday for rent due next Thursday. All brick. Won’t need major maintenance for 20 years   So far I love it.

I would be real careful of any of the area that has Erwin high school. Bad news. Pinson ok Clay Chalkville ok.

In the area you are looking at there is a lot of shooting and stealing. Lots of crime  

Last fall 2 workers for local utility told me they were advised by the local deputy sheriff Not To Work Alone. Only work in pairs for safety. That tells me a lot.
