Adam, I would walk away. All the foundation folks will do is guarantee that it will not get worse. That's it. I almost bought a house last year with foundation problem. Estimate costs were over 30k. I got lucky when I found the guy from AFS that did an estimate of repair. My $250 inspection was the best money I ever spent. Good luck. JP

There is monthly meeting this Monday Homewood  Senior Center with State Senator Jabo Wagnor speaking with about 50 to 100 local real estate investors attending. Its worth joining.

I would try to get out of the property all together and cut losses. That area has depended on coal for over 150 years and coal is dead and I don't see it coming back. Also Walker county is out of money and cutting jobs and other services in the county because the locals would not pass a on cent sale tax. High unemployment due to no more coal jobs and jobs affected by coal jobs.

Also new freeway within the last 3-4 years took all traffic off of US 78 West.

Are you sure you want to invest in Walker county at all? The economy is based on coal and coal is dead. The county is cutting back services along with laying people off and other cutbacks. I really do not see a future there and I have family that came there 175 years ago. Just my thoughts. Good luck JP.

Magic City Inspection - Bill Corbett -

I have used several times last 2 years. Good job. His report is what I use for some of my subs to go by.

Schools is everything in this area. Fultondale is A-/B+. You don't want Birmingham schools to flip. Hold is ok in some areas. Good luck. JP

Sounds like a great adventure. Just a thought, you may want to look at residency in states with lower taxes.

Question? How much is the deposit? How much is the lawyer? The only one making money is the lawyer if I was guessing. Maybe, just maybe, you just write it off as a loss for tax purposes and your hip pocket as an education in life. I have a lots of those. LOL. Good luck. JP
