Drive thru the neighborhood a couple of times before you pull the string about noon during the week. You may have to go there even with a management company. If you have an address just pm me and I will be glad to ride by it. Good luck JP

Good luck on that. LOL. So am I and everyone else. You really need to get out and ride the areas a lot. I mean 1 day a week go thru new areas and old ones that you have seen. Get a real feel of all the areas around town. Rental appreciation will be in schools outside of city of Birmingham.

35215, 35235 and Hueytown . Can run from 50k to 100 k all in . Rents for 3br/1.5 to 2  bath can range from $800 to $950. Don't expect any more. You are looking for great tenants. To keep great tenants you can't go up every year. I have 2 year leases and my all my folks have been with me for 3 to 9 years. If you miss 1 - 2 months rent ( $800 - $1600) trying to get another $50 month ($600 year) your losing revenue and that's the key. Revenue solves a lot of problems. Good luck JP.

Welcome Jacob. A good place to start is to get around some folks that have done this for awhile in the Birmingham area. Alabama Investors ***. ( google it up) is having their monthly meeting this Monday at the Homewood Senior center at 5:30 to 6 pm. Go there and ask for Jack Eyer. Good luck. JP

I have seen this area of Birmingham in the good times and the bad times. If you have real interest in this area, you need to ride around the neighborhood about 11 am to 2 pm 2 or 3 times and see what kind of people are hanging out of the street if any. Make sure it's good weather. Also, look at how the yards are keep and look at autos parked in yards and the streets. That will also tell you about the area.

Just my opinion but I believe Houston, Austin, Nashville, CA, etc all are much better places to invest than Alabama. We have tornados, droughts, bad politics, overcrowded prisons, locust, floods and taxes, lord the taxes.  We would love for you to stop and spend some money while you are passing through our fair state.
