Southside House Birmingham, AL Structural Issues

Has anyone else run into $100,000 structural issues in southside Birmingham, AL? My wife and I were looking to purchase a 1920's house for $120,000 ARV $250,000 in southside. We knew there were issues with the house but with that large spread or purchase to ARV we figured lets go for it. We got an initial opinion from a foundation guy that said $19,000 just need a few extra supports. When we got a structural engineer in this week he said $100,000+ they would have to go down gut the bottom floor to redo all the support beams etc. Are most houses in southside this problematic? How are other people buying houses in southside?
