There is no increase however you do not receive the homestead exemption anymore.

Jefferson county link is www.jccal.org. Also taxes are much cheaper in Shelby County. I just purchase a new brick home valued at $150K in Calera. Rent and taxes are about $580 which is less than $60,000 home in Birmingham that is taxed at $850 a year

I am strongly considering the use of Cozy or Well's Fargo's deposit only ATM card for new tenants the next weeks . Any thoughts on either one. Thanks JP

First question does it make sense to spend all that money into a room that is not a bedroom  within the city limits of Birmingham?  All that upgrades for storage?

Second is if you have a problem with that room resulting in a lawsuit then I bet they look to see if the room was up to code, say like an a electrical fire. Cutting corners  can come back and bite you in the butt. Good luck JP

Its a no brainer replace. Then buy a case of air filters for tenant at no charge and take to property. Then if you want to go by once every 4-6 weeks or have the tenant change filter out reminding them via text. I was told by my ac guy to buy the least expensive filter because it has less drag on the ac unit. Good luck JP

Are you sure you want to go to that area? Good news you are close to hospital in case you get shot. The bad news is the tenants don't pay rent and if you have to borrow money you don't have a lot of time to empty it out, rehab and go thru process for new tenants. You will need a bridge loan for at lease 6 to 9 months. That's a long time to be paying on borrowed money. Good luck JP.
