Please be careful of all these out of state investors and experts that grade neighbor hoods in Alabama  that they say are B streets but these neighbourhoods are burned up boarded up or shooting and stealing. 

Take time to ride around a city and look and stop and ask questions to people working the streets every day like postman like utility workers like firefighters at the fire house. They know what is going on in these neighbourhood were you are looking to invest your money  

I been doing this since 2007 and in the 1980’s i had guns pulled on me twice in Birmingham and that’s for real  Be careful  out there  

Or buy a brand new all brick house in good area with 20% down and 14-15 %ROI. I did last year and it works.

I think you probably handle it better than I would. Don’t renew. Y’all probably have to offer cash for keys like $200 and start all over. I bet you find some other items in property that don’t sit well with you either. Get rid of problems. Good luck JP

Ms Mindy if I may suggest as a fellow Alabamian. The first factor that I use in looking at homes to flip are school systems. Schools  in Alabama dictates what areas grow and which ones slowly die. With decent schools you take a lot of guess work out  . You don’t need to look at any schools but high schools 

When you have narrow down your areas that you want to concentrate on then go out and ride around these areas and look for good and bad of these neighbourhood  riding around and making mental notes are huge especially since potential buyers of your flip properties will do the same  . When you are in these areas stop and ask questions to people that work these areas like postman or utility or Ups or any one that may work these streets every day  . Tell them that you are in investor and looking at the area and is there any reason that you should buy or walk away  .  They will be honest with you

Just listed 3/2 Birmingham 35215  at 7999   Owed  it for 8 years. Have put 20000 into in rehab and replace

Ready to move in.

Already owe 2 other houses within 1 block. I am process of diversity  out of neighbourhood and plan to keep the rest. Good neighborhood  thanks jo

You need to do that before July 1 and see if they will help you out with the 2019 tax amount. If I was guessing you will be liable for full taxes 2019 due before December 31 2019. You probably will get you homestead exemption for year 2020. Good luck. JP

Probably the homestead exemption went away if this is not a primary home. Your homestead cuts taxes in half. Good luck jp.
