Jason knows the area pretty good. I have had a conversation with him in the past. He knows his way around town. I have been doing this for awhile also. I like Huffman, McCalla and Hueytown. Good luck. Jp.

Moody is in St. Clair county. Anywhere there should be ok. My cousin's son-in-law is the school superintendent there in St; Clair. Follow the good schools.

Jefferson county Homewood, Hoover, Vestavia Hills, Hueytown, Trussville and McCalla

 Shelby county you have Helena, Alabaster, Calera, Chelsea and Pelham. All have good schools. Follow the good schools. That's were the demand is. Good luck. JP

James wise. You are right about Birmigham. There is no reason to invest there. Please don’t invest here. Too many out of state investors are driving up the price. Go away. Thanks Jp

I would budget about 5 to 6k excluding duct work and electric upgrade.

I was taught many years ago by a professor of finance not to lend money to anyone who’s profession started with a P. Lol 😂 I have applied that to who not to lease a property to as well. 

Professor plumber policemen Painter physician prostitute etc  etc

As far as Birmingham metro I like any area that has good schools. Jefferson county look at schools like Trussville and Gardendale and Hueytown and Mcadory. All of Shelby county and all of St Clair county.

Moody is good area with good schools. With good pre screening on potential tenants you should come out good. I looked at that area 18 months ago. It should be a good long term property. Good luck. JP

Calera Alabama Shelby county 30 miles south of Birmingham Alabama. 

Brand new all brick 3/2 with attached garage 150000 last year at $1200 month with 20% DP that is 14% ROI.

So far so good. JP
