I love Hueytown and McCalla in Jefferson county, lots of good jobs on that end of the county.  I also like Shelby county and St.Clair County because of lower taxes.

Brandon. I would not invest in either one of those zips. Both are high crime areas. Would not touch ether on. Too much shooting stealing and burned up and boarded up areas. Good luck. I really like Hueytown 35023 and McCalla areas. Good luck. Jp

I doubt you will have any success. The $322 would probably be the minimum amount it would cost you to fight it. Pay it and expense it out on your taxes. Good luck. Jp

I like the Sfh B+ neighbourhood vs several c+. With B+ there will probably be some appreciation. Maybe not the C homes. If you follow the good schools you come out ahead every time. Good luck πŸ˜‰ jp

If you can always follow the good schools wither it's rent or flip. You can go c class and get about 3 to 4 that are paid for or you can get brand 3 or 4 new homes in Shelby or St Clair counties here in sweet home Alabama with 20% dp and get close to the same ROI. I have both. New homes have no major maintenance next 15-25 years. Think about that.

Congrats. You are now in β€œ tenant and toilet business β€œ  As far as light rehab budget I would allow 4-5 thousand as someone else has said. I have had to do 2 in the last 18 months. One had new flooring paint appliances etc and it ran over 8 grand. The others was about $2500 with paint and rehab bathroom. As far as doing it all yourself you have to remember that for every week or month it takes you to do it there is no revenue and revenue solves a lot of problems. The next hurdle you face is getting a good tenant into the house and that is were you are going to learn a lot  . Good luck πŸ˜‰ JP

Being close to Grayson Valley country club used to mean something 30 years ago but not for me today. You got a decent high school there but within a short distance from there people can send their kids to Trussville for about the same amount of money, would you not agree? Hmm, Clay-Chalkville or Hewitt Trussville? Which one would you choose. For that kind of money I follow the schools. Good luck JP

I bought a new home last year in Shelby county Alabama and getting about 13% ROI with 20% DP. All brick 3/2 with garage on slab. So far so good. It should not need major maintenance for next 12 - 15 years. Good luck JP.
