Easy Flip or Rental! Great location close to restaurants, shops, schools, and highway 35. House is in overall good condition. Roof and a/c are in great shape. Possibly a little foundation. Seems very minor if any. Needs windows and basic cosmetics for a flip. I budgeted for all new flooring but the house is covered in tile that is in good shape. Keep for a rental for sure. House has a converted garage into a 5th bedroom. It was done really well. You just need to tie in the a/c by running duct work. 2 comps in the packet are converted garage. Par for the course for this neighborhood. This house should bring in $1900+/month Section 8 based on 5 bedrooms. To rent it out, I would not put more than 5k to 10k to get that rent.

3/2/2 hoarder house in Hurst. Other than being filthy, this house is in great shape mechanically and structurally. It does not appear to have any foundation damage but there is some of the budget allocated to it if need be. I have covered pretty much everything on the house in the budget, have plenty for trash out and a healthy miscellaneous budget as well.

Off market rental or quick flip in Highlands subdivision of Cedar Hill. This is a 3/2/2 brick home and is very close to Joe Pool Lake. All of our comps sold either at or above list price. Very low days on market area with homes selling in 15 days on average. Sold price per square foot is $122-124. Our comp on 450 Ranier does not have a garage and sold in 5 days. Home is very well maintained and will just need paint, flooring, kitchen updates, bathroom updates, and some foundation (All exterior piers, bid available upon request). Rents show you can get $1475 a month. Rental rehab would be less.

3/2/2 on corner lot. Great location. Easy access to George Bush Turnpike. House needs all cosmetics including windows. I have budgeted $4k for foundation (getting bid). Although I think the roof doesn't look bad, I have budgeted to replace just in case. A/C looks and feels good. I have priced us at $145/sqft. Comps range from $142-$157/sqft. I think there is possibility to get over $275k if rehab is really nice but I wanted to make sure it was attainable. Days on market are 2, 4, 12, and 44. The one that was 44 days on market had no garage. The other comps have 2 car garage like us.

Hamilton Park under $100k!! Very solid rental opportunity. House has good bones and currently sits as a 3/1/1 908 sq ft. If you convert the garage to capture living space the new sq footage would be 1,179. We have a foundation bid (nothing major). Budgeted to add a new hvac system as the house only had central heat, from there it is flooring, paint, kitchen, and bath. Very hard to find anything under $100k in this neighborhood.

Great flip opportunity in Cedar Hill. You will be converting the garage back to a normal 2 car, adding an HVAC system then updating the interior. Some of the comps are well maintained, others have slight updates to the kitchen and baths. Multiple comps still have popcorn ceilings and carpet throughout. Don't have to do anything too fancy here. A lot of the neighborhood sells FHA so the value is definitely there.
