Flip it, rent it and/or tear down for new build!!! Amazing opportunity with multiple exit strategies. If you decide to renovate current house, you are looking around 30k rehab and sell for 199k. Low days on market. One of our comps sold for $195k CASH. That comp and the other sold in 2 days and 11 days. You could put around 20k rehab for a rental, and I think you can rent for $1450/month and tear down later. This street is littered with new builds. Our next door neighbor sold for $615k in November, 2017 in 11 days. It was built in 2013 and its 3138 sqft. At those numbers, the current price of the property is priced really well for lot value. Great opportunities in a rapid, upward, transitioning neighborhood!

Off market flip or rental in mesquite. Home sits as a 4/1.5/0 with the converted garage being counted as the 4th bedroom. I think best play is to add a shower to the half bath and be a 4/2/0...plenty of room for a shower stall by taking a little space out of two large reach in closets.
