Off Market in East Fort Worth. Demo is complete! Just come put the magic back together. HVAC duct work, electric, and insulation all look new. Drywall paint and cosmetics should be the bulk of what you need. Needs a new HVAC condenser. Roof and foundation look ok, but will be getting bid. Solid comps in the area, I think by converting garage you can easily exceed BPO but that is investor choice.

3/1/1 in Mansfield. Needs a new roof, HVAC, and foundation and the rest is cosmetics. The only other concern will be the garage floor as it is pretty busted up from foundation moving. We have budgeted to get this repaired. A little creativity might allow for a second bathroom to achieve a higher ARV but we based rehab on only keeping the one bathroom.

Great BUY-FiX-SALE Off-Market opportunity in Lake Highlands, Richardson ISD. This house is in a neighborhood that does not have many fully renovated or updated homes, but they are all very well kept. Large mature trees. Corner lot.
The most comparable house is the one on 9418 Faircrest Dr. which sold for $206sqft and it backed to power lines.
Updated homes in the area are selling north of $210sqft. I have the rehab breakdown and the best part is that this home needs no foundation work! All the major components like roof, HVAC and electrical have been recently updated.

Original house built in 1965. Great character and curb appeal once fixed up. Directly north of the downtown square. A lot of investor activity in this area and rehabs of original homes. Cozy 2 bed 1 bath. People looking for a turn-key home in this area are comfortable with fewer bedrooms and smaller square footage. The proximity to the trendy square is the big selling point. Low days on market for flips and comps are around $200/sqft.

Awesome OFF MARKET deal in Plano. Corner lot with a pool and 2 car garage. Houses in the area are selling between $155.98/sqft - $168.87/sqft, I have place the NPO at a conservative $146.67/sqft. DOM are very low with most going under 10 days with an average of 10. Rehab consists of updating the baths, kitchens, floors, and other basic repairs. Only major issue is the pool which is drained and dirty but structurally sound.

This is a charming 4/2.5/1 2402 sqft house which is in great shape, but is in need of updating and some floor plan retooling. The windows are newer, the HVACs are in great shape--the plumbing and electrical have all been updated, it is in need of some foundation work (have a verbal bid of $5K) a new roof, and some work on the exterior stone work. Houses in this area are going for up to $257/sqft without a garage (and a slightly larger house, as well). The best comp sold for $642,000 without a garage, so I think that a valuation of $615K is more than doable. Feeds to Lakewood Elementary

Beautiful flip in Ridgmar subdivision. House has great curb appeal and sits on a nice lot in a awesome neighborhood. Large driveway and back yard. 


Conservative NPO and generous rehab budget given. There is nothing that will scare you away on this one. Please view the pictures of the comps and notice there is nothing special about them at all. This rehab budget will put our over any comp in the sub at this price range.

Layout is pretty good but you may want to open the kitchen up just a bit. There is 2 bedroom downstairs with 2 bath and a large game room, bathroom, and bedroom upstairs. Master has a separate study area with a walk out patio as well as the upstairs has a walkout deck.

Roof was replaced approx 5 years ago, windows are NEW, foundation seemed good but I put in a 5k budget anyway. the rest is cosmetic updating to the Kitchen, flooring, bathrooms, paint, landscaping, HVAC, and a 10k Misc budget. 

COST: 381,000 (includes all standard closing costs)
REHAB: 74,000
BPO: 550,000
