All-In Purchase: 195,000 (includes closing costs)
Rehab Estimate: 40,000
3/2/2 on corner lot. Great location. Easy access to George Bush Turnpike. House needs all cosmetics including windows. I have budgeted $4k for foundation (getting bid). Although I think the roof doesn't look bad, I have budgeted to replace just in case. A/C looks and feels good. I have priced us at $145/sqft. Comps range from $142-$157/sqft. I think there is possibility to get over $275k if rehab is really nice but I wanted to make sure it was attainable. Days on market are 2, 4, 12, and 44. The one that was 44 days on market had no garage. The other comps have 2 car garage like us.
