Cost: 167,000 (includes all standard closing costs)
Rehab: 30,000 (for flip. I can see getting it done for $25k, but I wanted to make sure it was all covered.)

Easy Flip or Rental! Great location close to restaurants, shops, schools, and highway 35. House is in overall good condition. Roof and a/c are in great shape. Possibly a little foundation. Seems very minor if any. Needs windows and basic cosmetics for a flip. I budgeted for all new flooring but the house is covered in tile that is in good shape. Keep for a rental for sure. House has a converted garage into a 5th bedroom. It was done really well. You just need to tie in the a/c by running duct work. 2 comps in the packet are converted garage. Par for the course for this neighborhood. This house should bring in $1900+/month Section 8 based on 5 bedrooms. To rent it out, I would not put more than 5k to 10k to get that rent.
