@Kimberly Dalrymple I think it depends on your relationship. If you have a good working relationship with your bank then start there but if you don't really then I would recommend you use a mortgage broker that has multiple connections to find which works best for you.

@Account Closed Welcome to the site! there is a ton of information on here and some great connections to be made. Great idea on getting started to partner up with someone who has done flips before. I have seen the structure you're suggesting a lot and I think it can work well. We utilize the same structure quite a bit. If I can help at all please let me know

@Jeff Schneider So for us if we haven't walked the property yet we give ourself a 3 day inspection time and let the seller and agent know it's just for our contractor to walk the property. However If I or my team have already walked the house then we don't ask for an inspection time. This is totally up to you and I wouldn't recommend you waive your inspection until you are very confident in walking a house and what to look for yourself. Hope that helps some.

@Monica Narvaez If they already had accepted your offer then you would have nothing to worry about they can't just back out of a deal or strong arm you into a higher offer. However if the contract was not fully executed they could take the other offer depending on the circumstances.

@Andrew McIntyre That is the reason why I chose to get my license when I started investing in real estate. Other than that you can spend some time really getting to know the REO agents and building a relationship with them.

@Stone Teran  Carpet would help and maybe go with a little thicker padding than the cheapest out there. I think that would work better than ceramic tile all over and it would be easier.
