I would really get to know the area. See if you can find some on market properties that you can wholesale as those won't require as much expense from you at first. As for buyers network like crazy on this site as well as REIA meetings.

Sounds like you are off to a good start. Be sure you know exactly what that investor wants so that when you send him a deal there is no way he will turn it down. After that you will have to work on closing the deal. Are you going to double close or assign the contract what title company are you going to use?? Hope that helps some let me know if you need any more help.

@Stephen Yancey Not really much you can do until you get the property under contract. No sense in getting a buyer lined up for a house and then find out you can't get the deal closed. Hope that helps some let m know if I can help at all.

@Nick G. For my LLC I am the only member so it's pretty easy but yes on other deals when we had multiple members we issued a schedule K to each member.

@Xavier Wharton  So many good books hard to name a few. I think one of the best book to start with is "Start with Why" by Simon Sinek. I love the way he thinks and it should be an easy read. Let me know if I can help at all.

Yes an agent can look up and find any and all properties on the MLS

I don't have much experience on direct mail

Not too many real estate agents are familiar with wholesaling. However yes it's possible

If it's an on market property they get paid from the seller.
