All, 

Lately I've been scanning the neighborhoods during my runs for good opportunities. Tomorrow is the day I've set to begin reach outs, bandit signs, etc. My question to experienced investors is what is your method to get in touch with the owners?

I find the perfect properties, long grass, distressed, no one home etc. I've compiled a list. Do you knock on the door? Leave a card? Skip trace then direct mail? What're some methods you all use to get in contact with them?

Turnkey REI is a great option. Right now I know of a few multifamily turnkeys with great returns. @Zach Lemaster and his team over at Rent to Retirement have some options in good markets. He'd be happy to discuss his inventory with you to see if it would be a good fit. 

A little disclosure, I invest with them as well. I just closed on an SFR that is set to be a great investment. If you want to discuss or there's anything I can help with please let me know.

Seems like a nice deal for you. Did you have the intention of putting more work into the property or did you just see the value of the clean?

I'm also curious if you sold that to another investor or someone to live in.

Welcome to REI! If I were in your shoes, I would take that money and turn it into cash flow via a few turnkey properties. There is a company called Rent to Retirement that focuses on these in cash flowing markets. Indy, KC, etc.

I recently just closed on a property through them that is set to cash flow about $400 a month. Fully renovated, tenant in place. With your access to capital you should be able to turn that into $1500 a month cash flow and have a couple quality properties. Not only that, it gives you the experience to take on more risky projects down the road.

If you're interested in turnkey I would highly recommend @Zach Lemaster over at Rent to Retirement. You can find their reviews on this website and all of his references on his page. They provide high quality, fully renovated rentals in cash flowing markets. 

I recently just closed on a property with them. The inspection came back almost flawless and the unit already had a tenant in place. I also was provided local contacts who assist me with tenants, maintenance, etc. 

If you're interested in turnkey I recommend checking out their website or reaching out to Zach directly. He can be a great resource in getting you a quality investment.

Welcome to BP! Living in a HCOL area myself, I was a bit discouraged with the returns I was looking at for my investment. This led me to look out of state. Given that is my first property, I wanted something safe that was going to get me quality returns. 

This led me to find @Zach Lemaster over at Rent to Retirement. They provide high quality turnkey rentals to out of state investors in cash flowing markets. I just closed on a property with them and the process was a breeze. The home was freshly renovated, had a tenant in place and was at a very affordable price. 

I'd recommend getting over to there website or reach out to Zach over message. He's a great resource and can definitely get you squared away with your first property.

All, 

My business partner and I are getting are LLC established for our wholesaling business. We want to get some help with our website and have come across this company. It looks like they design your website and help you with your online presence.

Does anyone have experience with them? I've tried contacting but haven't had any luck.
