Call a couple property management companies. They're the experts and can let you know realistically what you can get. Then you will know for sure if the numbers work.

Every one of them. Get on the phone, start talking to homeowners. The best thing you can do right now is take action. As you move forward you will develop a more refined strategy.

What's the cash flow? 8-12% isn't a homerun but it's not a bad place to start. It's all bout action. That's how you get closer to your goals. 

I think you should definitely offer the price you can pay so the returns work for you. "Every deal has a homerun number"

Welcome to BP! A good place to start if your day job is too demanding is a turnkey property. @Zach Lemaster over at Rent to Retirement helped me and many other investors with a passive investment. They specialize in high quality rentals where the market maximizes cash flow and appreciation. 

Zach got me into a quality rental with tenants in place. Now I'm focusing on more active investing but would highly recommend their services.

If you're looking to break into some OOS markets I'd recommend checking out @Zach Lemaster over at Rent to Retirement. They provide high quality turnkey properties that maximize cash flow and appreciation. 

I was in the same place as you a few months ago. Local properties were very expensive and the returns I was looking at didn't justify the risk. This led me to Zach. I got a high quality rental with a tenant in place for an affordable price. Quick, easy closing and now I'm into more active investments. 

Now, Zach has been a mentor to me helping me establish my own business and getting into more active investments. I'd recommend giving him a call and seeing what they can do for you.

Congrats on getting started. I myself live in the PNW and buy my rentals out of state. For my first deal I chose to purchase a turnkey from @Zach Lemaster over at Rent to Retirement. They specialize in high quality rentals in markets that maximize cash flow and appreciation. For turnkey, they're the best. 

For my first investment I wanted something low risk with good returns. I wasn't comfortable putting all my savings at risk for some experience. The confidence I gained from closing on that first deal is invaluable. Since then I've started my own LLC and am doing more active investing.

My first investment was a turnkey SFR and I highly recommend it. I went with @Zach Lemaster over at Rent to Retirement. They provide high quality rentals in markets with good returns. I'm also impressed with the team I was given. 

What you get with turnkey is a low risk investment. What my first deal did for me was get me into the investor mindset. Once you get it under your belt, it feels like the whole world of REI is open to you.

The first step is the hardest one. It's also the most beneficial. The fear of the unknown is powerful and we've all felt what you're feeling to some extent. 

When I first started out, I was overwhelmed, and concerned for my money. I saw all these costs, flipping, brrrr, etc. All I could think about was what could go wrong. 

This led me to @Zach Lemaster over at Rent to Retirement. They provide high quality, turnkey rentals in markets that appreciate and provide cash flow. I wanted a safe, affordable investment for my first deal. The process was easy and now I have a cash flowing rental and am excited to buy more.
