That's awesome, and really inspiring as well. I've just started investing OOS and am looking to add another to my portfolio pretty soon.

What did you use to determine the area you wanted to invest in? I've seen some props I've been interested in but after repairs the equity just isn't there. Who did you need on your team before you pulled the trigger?

For your first investment, it's all about how much risk you're comfortable with. An active investment could go smoothly, but based on your experience it could also eat up a lot of your time. 

For me, I wanted my first deal to be low risk and affordable. This brought me to @Zach Lemaster over at Rent to Retirement. They provide renovated rentals in markets that maximize cash flow and appreciation. What I got was a great property with a tenant, and good returns. 

The confidence from my first deal has helped me move into more active investing. I'd recommend checking them out and seeing what they can do for you.

Nice to see a local face! I'm up in Puyallup this weekend visiting family for Father's day. 

Are you investing locally in WA? Those down payments seem crazy high. Appreciation in the area will most likely be good but the returns just don't make sense to me for the cash invested. 

I have invested OOS because I can get the sames returns for much less money down. If you're interested in turnkey I would recommend @Zach Lemaster over at Rent to Retirement. They specialize in renovated rental properties in markets that maximize cash flow and appreciation. 

I recently closed on one that was very affordable and is set to have great returns. Based on your post this may be a great idea to get similar returns with much less money.

Congrats on getting started. For turnkey providers, I would highly recommend @Zach Lemaster over at Rent to Retirement. What they specialize is fully renovated rentals in markets that maximize cash flow and appreciation. 

I recently did a deal with them to start my REI journey. What I wanted was a property that was affordable, low risk and had good returns. What impressed me was how easy the process was and the returns I'm set to get with a turnkey.

Zach's a great resource to discuss your goals with and Rent to Retirement is a great turnkey provider to invest with.

It's definitely an exciting time getting started. I also just started my REI career, just wrapping up my first deal. Turnkey is a great option for the first investment. That's what I chose to purchase as my first deal.

What I wanted was a low risk, affordable property with good returns. That's what I found with Rent to Retirement. The property was fully renovated, had a tenant in place and was very affordable. The property is set to cash flow a few hundred bucks a month. 

Now, there can be greater returns doing a more active investment. For me, I wasn't comfortable risking all of my money on say a BRRRR or flip when I'd never even done a deal. After buying my first deal the experience has given me the confidence to look into more active investing.

I'd recommend giving @Zach Lemaster a call to see what they could do! I'm also available if you have questions or wish to discuss my experience.

Welcome to BP! It's definitely smart to get into turnkey for your first deal. That is what I did as well. I wanted something low risk, affordable with good returns. 

I would highly recommend @Zach Lemaster over at Rent to Retirement. They specialize in turnkey rentals in markets that maximize cash flow and appreciation. I recently just closed on a property with them. What impressed me was the quality of property, ease of the process and my returns.

If this is your first investment, I'd recommend having a look into one or a couple turnkey properties. These are renovated properties, with tenants in place. It's a low risk way of getting some good returns for your money. 

With turnkey it's all about who you choose to invest with. I'd recommend @Zach Lemaster over at Rent to Retirement. I just closed on a property through them. I got a fully renovated house, a tenant in place, a property manager all for a very affordable price.

You have the right idea looking OOS. Living in Portland, the properties aren't as high as you but still up there. The cash on cash returns is just not feasible. 

I purchased a turnkey rental through Rent to Retirement and it's been a great experience. For my first deal, I wanted something low risk, affordable, and with good returns. Getting that first deal instantly put me into the investor mindset. 

@Zach Lemaster and his team have property in Alabama that I think you'd be really interested in. Check out their Alabama inventory on their website.
