Unfortunately not all TK providers are the same. If you're looking for high quality, turnkey rentals I recommend @Zach Lemaster and his team over at Rent to Retirement. They provide renovated properties in markets that maximize appreciation and cash flow. 

I recently just closed on a property with them and have been happy with my purchase. The property was affordable, fully renovated, had a tenant in place and came with a warranty. I had a maintenance issue and what impressed me was how his whole team jumped in to handle the issue. 

For any one interested in turnkey, check them out.

Have you considered out of state? The returns you can get are great and they're much more affordable. I use a turnkey provider (Rent to Retirement) who is able to provide high quality rentals at good prices. The returns are very good for being low risk investments. 

@Zach Lemaster is the man in charge and a great resource for any investor.

If you want quality turnkey properties and good returns, you need to connect with @Zach Lemaster over at Rent to Retirement. Zach and his team provide quality turnkeys in markets that provide cash flow and appreciation. Reach out to him to see what he can provide. 

I recently just closed on a property with them. The property was fully renovated, had a tenant in place as well as a property management team. They're able to provide better returns than what you're getting from the other providers. 

You are able to get better returns being active in each aspect. But, you also raise your risk factor depending on your experience. A turnkey through RTR is a great place to start.

I purchased my first SFR investment property with them. It was a turnkey rental in KC MO. The property was fully renovated and had a tenant in place. They provided me a low risk investment with good returns.

I paid with a conventional mortgage. You can find better returns through active investing but you raise your risk factor and time commitment. I was not comfortable with that for my first investment so I went with RTR.

I recently closed on a property with them. They provided me an affordable rental, in a good market and I'm seeing good returns so far. I'm happy to elaborate if you want to PM me.

Your contract is a binding legal document giving you the right to purchase. Additionally, there should be a separate contract assignment document for the cash buyer. Basically like a second purchase agreement. 

This way they can't cut you out of the deal.

Interesting. We use Skip Genie. $99 a month for unlimited single skips and $0.19 per skip on bulk skips. They're pretty accurate as well.
