That was not my point at all. I don't appreciate the harsh tone either. It's not conducive to a positive discussion. 

There's plenty of motivated sellers who appreciate a fast close for cash. I hope no one on this forums would take advantage of a person like your example above.

Sounds like he's not worth your time as a wholesaler. He's playing games and wanting a market value offer for his property. 

Good job finding the opportunity though. This is experience that will get you closer to your first deal.

I would recommend @Zach Lemaster over at Rent to Retirement. They specialize in turnkey rentals in markets that maximize cash flow and appreciation. 

I recently closed on a property through them. What impressed me was the quality of property, the cash flow and the ease of closing.

All, 

My partner and I have been driving for dollars hunting for our next deal. We've place bandit signs, placed flyers on doors, etc. Nothing yet but we are determined. I've been using my county tax data to see the assessed values. The only difficult part is that they block the owner's information. I would like to be contacting absentee owners but there's no way to know. 

Do I need to be contacting the county directly? Is there any work around for this?

Any help is appreciated!

I was in the same boat as you a couple months ago. Being in Portland, I couldn't justify risking my life's savings on one deal. It was too much risk. I went through a turnkey provider for my first deal and would recommend @Zach Lemaster over at Rent to Retirement. The property I closed on was just highly renovated, had a tenant in place and is set to have great returns. 

With living in a HCOL area, I wanted something lower risk for my first deal. Now I'm getting my feet wet with great returns. I'm happy to answer any questions if you'd like to know more on my experience.
