What to do When you Find the Distressed Property?

All, 

Lately I've been scanning the neighborhoods during my runs for good opportunities. Tomorrow is the day I've set to begin reach outs, bandit signs, etc. My question to experienced investors is what is your method to get in touch with the owners?

I find the perfect properties, long grass, distressed, no one home etc. I've compiled a list. Do you knock on the door? Leave a card? Skip trace then direct mail? What're some methods you all use to get in contact with them?
