1% return markets for OOSI

I am a Canadian who will be getting a green card soon and would like to invest in a US market where the “1% rule” is readily achievable. I usually flew to the US every other month before COVID.. I have other criteria such as Cash on Cash of at least 6%. Looking for properties in the 100-150k range that cash flow $300/month after mortgage, repairs, property management etc. Ideally I would like close to turnkey but would not mind 5-10k in renovations.

I am wondering if my standards are realistic? Is there a market in the US where this can be readily achieved?

These are my markets in order of preference:

1. Tampa

2. Indianapolis

3. Cleveland

4. Kansas City

5. Oklahoma City

What do you guys think? I’m just starting out.
