If you were a new investor, how would you invest 100k?

Knowing what you know today, how would you advise a new investor to invest 100k? I have done a lot of research on turnkey providers and am purchasing 2 properties already but would like to know what you have learned to be the best investment of your time and money to kick start your real estate portfolio. I know the turnkey model can work for some but the returns do seem to be low.

@Percy Matsunaga Thanks for the shout out!  Of course I'm happy to answer any other questions you have.  Our model is quite different as we discussed.

@Vu Nguyen You're a busy doctor!  I was there once as well, but you really need to be realistic about how much time you have to dedicate to real estate investing.  It's easy to create yourself another stressful 80hr work week where you are earning significantly less per hour than you can in your professional career.  I think the $100k really has nothing to do with it.  The best thing you can do now is simply take action to get into some rentals to become a more experienced investor!  TK or not, you become a better investor by investing!  So you just have to decide what the best strategy is for you at this point in time, and what is realistic.  You will likely take on many more strategies over time as you grow your network & experience. The single best thing you can do now is simply get into some good cash flowing deals, and surround yourself with the right team!  As we discussed extensively in our past calls, the properties themselves do matter, but not as much as the network of people you build!
