For turnkey, you have the right idea looking at @Zach Lemaster over at Rent to Retirement. They provide high quality rentals in markets that maximize cash flow and appreciation. I recently just closed on a property with them myself. 

The property was fully renovated, had a tenant in place and was at an affordable number. I was given a local team to support me and good cash flow. I had an early maintenance issue and my team rushed to get it covered and has agreed to totally reimburse me for it. 

They're a great way to get your portfolio going with a sound investment.

I agree with the above posters. Let your 401k run. You can always redirect it into REI once you've grown your portfolio and are looking for more capital.

For now just go conventional

You're going to need to market to multifamily property owners. The marketing method and the way you obtain the information is going to be up to you. There's many choices and none of them are wrong.

Welcome to BP. This is a HCOL market so keep saving up and doing your research. I'm an active investor in this market and I also buy and hold out of state because it is much more affordable.

BRRRR is a great way to get a lot of doors quickly. David Greene has a great book out on it. I'm working my way through his book on OOS investing and am impressed. He's really experienced and can help a lot.

All, 

I'm looking for advice on how to structure a partner deal with private money on an SFR. I just purchased my first rental and am looking to acquire another asap. The only hiccup is with the ring for my girlfriend I don't have enough for my own down payment.

I have a family member with the money to cover the deal and interest in partnering. We can split the money, I just don't know how to officially partner. I will do all the work for the deal while they will provide most of the capital. Do we get the same mortgage? Do we just draft an operating agreement? I do not want to start another LLC as I'm a W2, 1099 and own my own LLC.

Read David Greene's book. It will illuminate you on how accessible OOS investing is. Don't listen to naysayers, it is not difficult if you follow a good system and have a quality team.
