Personally, I love tiny homes! I believe they will provide so much relief in a housing market that the "Average Joe" just can't compete in. The short term rental piece certainly plays a part in the over all acceptance of tiny homes. For example, WeeCasa in Lyon, CO has had HUGE success in the short term rental market. They fought their way through the city for approvals. The short term piece made it an easier sell.

Because of that success, the City of Lyons later approved movable tiny homes as permitted uses for ADUs within the city limits.

Now, as far as your questions. I used a professional business copywriter to help me articulate my business plan. She was able to take the poorly written version I had written and after a couple of recorded interviews, was able to put together a very well written plan.

In terms of the meat n potatoes of the development, I have an engineering firm that works in the civil realm. I had them work with me early on for the conceptual design and now that I have a property under contract, they're proceeding with the site specific design.

Having early conversations with your city/county will be very important.

Of course I have to chime in and ask if you've considered investing in tiny home community development instead? I believe that tiny homes will be the next generation of traditional mobile homes. They'll likely never replace mobile homes, but certainly do speak to an entirely different demographic than traditional MHPs. Just my two cents, as a tiny home owner myself.

We're using a locally based platform here in Denver called Buy the Block. We opted for a crowdnote as our investment vehicle. And, They weren't as picky as some of the big names, like Fundrise, RealCrowd, etc.

Hello BiggerPockets!

I'm curious to know if any of you have had success in using crowdfunding for real estate? I've watched videos like this one: 

I've also set up our project on a local crowdfunding platform (we're live right now), have been using Social Media marketing to capture leads and doing all of those things. Are there places where serial crowdfunding backers hang out, just looking for a sweet place to park their cash?

@Jason Boritz - I can't say much about the resale value of my tiny home, as I don't plan on selling it in the near future, but I can speak to the building part of it. I built mine using a locally manufactured "big kid erector set". Trailermade Custom trailers manufactured my trailer and framing system based on my design. The framing part of it was fairly easy. Attaching the sheathing to it was trickier and finishing the interior walls was nearly as tricky. Thermal bridging is also a thing with the steel vs. wood framing, so mitigating that should be on your radar. Especially if you're looking to build energy efficient.

@Shelly R Stein - Oh boy is it an undertaking. So many people just haven't the foggiest on what it takes to develop anything, let alone something unorthodox. You do have an advantage as there's been other tiny home communities completed in NC. Good luck!

Thanks! I've taken matters into my own hands on where to park my tiny. Launched a company, put together a team and currently in process of developing our first tiny home community here in Colorado! Things are looking up in the tiny home world!

@Daniel Anshus - Yeah. It's a tiny home hotel. They have a reservation system just like a regular hotel. Except you get the whole tiny home for your stay. The city of Lyons has loved the success and now even allows tiny homes as ADUs in town. I was fortunate enough to participate in a couple of the public hearings on tiny homes.

@Luis Chairez - Were you able to find more information on this topic? I've been involved in the tiny home movement for almost 3.5 years. I've built my own tiny home on wheels (THoW). The biggest hurdle is zoning/planning. The second biggest is financing. Luckily both of those tides are starting to turn. My team and I are working on our first tiny home community. Because people who already own (or would purchase) a tiny home need legal places to park their home and connect to utilities.
