@Carlos Pena - As someone in the tiny home industry, I can say that ADUs are a regular topic of conversation. If you're converting the garage into a separate living space, you'll generally have an easier time getting approvals and the jurisdiction you're in may already have regulation in place for such a conversion. Some view having the extra rental income from such an ADU could view as added value should you decide to sell the property.

I do agree a little with @Kyle Keller to the degree that the cash flow from just adding the ADU might not be equivalent to getting another SFR. It all comes down to your expectations and how you can manage them.

@Kat Hussey - I've been in the tiny home industry for over 3 years now. Lending for THoWs is the second biggest problem we have in the industry right now. 

Liberty Bank of Utah has a tiny home lending program. They have a select list of builders that they work with, which continues to grow, so that will limit who you can have build your tiny. Their rates are near mortgage rates but are far better terms than just getting a personal loan.

It's not just as easy as moving the tiny home. The most challenge thing about tiny homes right now is "where do we put them?" Assuming attempts have been made to find a new location for the tiny home, it's likely there's no suitable place for it to be moved to so the person can continue living in the tiny home. I'd be curious to know if the tiny home is considered legal where it's at. If not, then you as the new owner would have to deal with any ramifications. If it is, then maybe strike up a new agreement with the tiny home dweller?

On the real estate side of it, I'd agree with @Jim Kittridge don't close until things are taken care of.

I've been working on setting up a tiny home community because the market is so bananas right now. We need more rental options that's actually reasonable.

In my opinion, tiny homes combine a sense of pride and ownership with firm and function of a multi family set up.

@Curt Smith - Thank you. In my opinion, you get what you pay for. Does anyone ask WHY a mobile home is so cheap? Are tiny homes for everyone, nope. I get that. But the same is also true on 1100 sq. ft. 3bed 2bath, does everyone need/want that?

In fact... I know of several families rocking the tiny home. Including one family of 6. Mom, Dad, 4 kids (and 2 snakes)!

I'm getting the impression that mobile home park owners/operators aren't willing to look at the possibilities. Which is fine because it's more of a reason to develop tiny home specific communities!

So... I want to express my gratitude to all of you who've contributed to this post for justifying why I'm doing what I'm doing. <3

@Greg Maden - That's awesome! The Oregon Coast is amazing!

My whole goal is to create something that can be scaled nationally! We've laid a lot of groundwork here in CO with hopes of having our first community up and running next year.
