Study, learn, grow your knowledge, don't jump into it until you know what you are doing, why you are doing it and who for. Have a plan, don't just wholesale for the sake of wholesaling, it does not do you nor anyone else any good. Go through the Podcasts, Blogs, Webinars right here in BP, there is a lot to learn, put in the work

@Ryan Rader, the local REIA is a lifeline when it comes to finding investors, to me that's been the most credible so far

I started with where I live, there are opportunities in every area, every market so I didn't make it a huge marriage proposal type epic decision to be made, I decided to figure out where I live and structure accordingly

@Brandon Nunnink, I was exactly in your position, waiting for my W2 income to catch up with my dreams of financial freedom just wasn't happening, so I took the flipping route(still new) to build liquidity which will then lead to the end game of a portfolio of properties.

@Joshua Robinson are you looking to add more properties for the sake of having more income or are you looking to add more properties just for the love of real estate?

@Cody Smith, I'm going to guess that half of the comments will encourage you to pay off the debt and the other half will encourage you to invest, in other words, you may be right back where you started, which is undecided....My two cents; only you can decide which path you would like to take, both have advantages and disadvantages. Sit down with yourself and write out what is the best thing which can happen if I pay off the debt, what is the worst thing which can happen if I pay off the debt, do the same scenario planning for investing now, and go where the greatest weight is.

@Ryan Rader, put together the equivalent of a Financing Request Packet, which is basically a packaging of the deal; describe the deal, out line the opportunity, summarize the loan terms, cost breakdown, show them the ROI, Risks, Risk Mitigation strategy, exit strategy, show whoever it is that you are a serious business man who knows the numbers and who can seriously grow their money for them. Be confident, show that you are presenting an opportunity for them, go in there as an opportunity not to be missed, not a person begging for help.
