@Cartus Aikens, yes you can, and no, not every single time but yes you can make money. I havent bought any myself but I have a friend in CT who is knee deep in Tax deed investing.

Try online too on Michigan.gov if you want Michigan specific, otherwise general templates can be found here in BP

The pros use Real Estate specific software like Realeflow and Propstream that pulls comps side by side with the subject property and even generates a comps report. having said that, its not hard at all to enlist Zillow's or Trulias help, just type in the search criteria for zillow to pull those properties, pick your best 3-5 and those are your comps.

Propstream is the winner for me, I have another App too that is equally pricey although I'm still on the trial and will be cancelling it after comparing the two. Propstream's gives way more property details, I even import lists from other places and propstream is able to easily populate the details within seconds. I'm yet to find a better app for list generation, and yes, you can search Vacant leads too. PM me if you need more details.

@Matthew M Spolsky, warm hugs...totally understandable how you're feeling. I'd say don't treat the symptom, find the root cause and work from that depth first; you might be thinking motivation is the issue...I think its a manifestation of a deeper matters, I'm not a doctor or anything, purely my two cents. And like @Brian G. said...find that why, find your reason for being;  There're a YOU shaped hole in the universe- live it. Who do you matter to and why? how would you like to show up in the universe, in life? 

 ..its amazing how talking to someone can be healing :-) just a thought

@Tyler Galleher, You know how impossible it is to learn to swim by reading about swimming? IN the same way, RE Investing is one of those things you develop true knowledge about by actually doing. Please don't get me wrong, I completely applaud getting the knowledge, however without applying that knowledge, the lesson is never really ingrained, the muscle is never truly developed.

Switch it up, language of the next iteration can piggy back on the previous mailers language but definitely has to be a sort of continuation of the conversation, not the same thing over and over again.

@Luis Rodriguez Jr, does looks good mean that the deal has already been analyzed and numbers checked out by you or is it based upon what the wholesaler is telling you? my two cents would be that if you find a potentially good deal, conduct  a desktop analysis to estimate the numbers, check for liens etc  if it checks out well, then conduct a walkthrough in order to run more specific repair estimates. If its still looking like a good deal after that, time to go into negotiation/contract phase...
