@James Munoz, I've been on both sides of the coin: investor first then realtor, I think it was a truly wise move for me to become a realtor for multiple reasons, the mains one being that as an investor with access to the MLS and other realtor tools- it has been priceless. Additionally, I genuinely enjoy the realtor side. I wouldn't summarize it as sales, at all, I see it as part human-centered design, part strategy development and execution, you wont just be selling a home, you will be analyzing the product, finding its strengths, deeply understanding the buyer- what they are trying to accomplish, what their need is and how they measure success in buying a home and aligning your actions and resources to make sure the product(home you are listing) is both buyable and discoverable. Thrilling stuff for me as both an investor and a realtor. Feel free to reach out if you need to understand more before making that decision.

@Jonathan Beaumont, don't guestimate, try the homedepot project calculator https://www.homedepot.com/c/pr... or at  higher level, the Cost vs value calculator might give you a broad idea https://www.remodeling.hw.net/...  if i might say, there is no substitute for an actual contractors viewpoint on this. 

@Neil Marchmon Real Estate Investing is vast- you can choose to go the Rental/LandLording route or you can choose to go the Fix and Flip route to mention but a few, I'd advise that before you jump into the tactical stuff, start with the high level typa where-would-I-like-to-go position and based upon that, narrow down which vehicles (rentals, fixnflip etc) )can best get you there. This should be realistic and aspirational at the same time- consider your goals and resources first, then  niche yourself some before you spread yourself too thin. Once you get that, then you can go all tactical and look for tools, education etc...feel free to reach out with any questions- no question is dumb.

@Joseph Miller your fears may be well founded or totally unfounded, the only way to know is to pick one, just one possible investment, bounce it off a more experienced investor and if its great, go ahead, if its a no-go, then no-go, search for the next and repeat...hard to leave the analysis paralysis phase if you have not narrowed it down to earth- to an actual possible investment property. Staying in the High level data zone will not help you take action.  There is opportunity in every market, just start with an actual....and feel free to reach out should you need a pep talk :-)
