Should I do this? Help needed!!

I have been looking at properties from all over the country. One big problem I have is that there are too many properties that I do not know which ones I should focus on. I am thinking about creating a tool where it gives a preliminary rank based on the investment potential of all the available properties so that I can do more thorough research on the top ones first. 

My question is: is this the right way of approaching this and will you find this type of tool useful?

@Shuo Jiao, I think there is no site doing this because its all very subjective, whats good to you may not be good to another, it may just be neutral....too many nuances to be able to codify the thought process. You can do it best for you because you know whats good for you.
