Have the carpets cleaned professionally and go from there.

If  the problem is under the slab it's probably cheaper to have it lined. If it's out in the yard dig it up and replace pipe. And consider cutting down/killing the tree.

I have 3 duplexes and work a regular job. I plan on retiring form my regular job in a year or two and keep the duplexes. Is there a tax advantage to having an LLC or Incorporate or whatever?

I have a corner shower in one of my apartments. It's great. People love it. It's a shower kit, floor pan, two walls and glass door. Easy install. 

If you are that worried about it rap yourself in plastic and stay home. I've done several showings and some repairs and none of us wore a mask. And we are all still alive. If a simple mask works than ER nurses/Dr. would not be required to wear a N95 mask.

Run it for a year and see what it costs.

Facebook is a waste of time. I know it sucks now that they charge for what used to be free but I'll gladly pay $10/week for quality tenants. I've never had to run it a week since they charge. One or two days at the most anymore.

How long do you keep the file on tenants after they moved out?

My Facebook add starts with: I do not respond to "is this available". Call for a showing ######. I list my qualifications. When they call I do a thorough screening. 90% qualify. If they schedule a showing more than 3-4 hours from now they must call me an hour before showing or I don't show up. And I tell them that. 90-95% call and show up. I schedule them a half hour apart.

Some appraisers go strictly by # of bedrooms/bathrooms and sq. ft.

50 year old everything vs everything new updated can go for the same price. Appraisals are opinions. And some appraisers don't have a clue. Sorry, I don't have an answer for you.
