It used to take me about 2-3 weeks to fill a unit. Lately it's 1 week. A couple weeks ago I ran an add for 26 hours and pulled it. Several great possible tenants. New tenants moved in in less than a week. For me 1 bd stay for about 1 year, 2 bd 2 yr, 3 bd 3 yr+. And I haven't had to do any cleaning or repairs from the ones that move out.

I went to MTM only about 4 years ago. It allowed me to get someone out last Aug. in 30 days.

Include your utility bills in you rent.

Sometimes the appraiser goes mainly by # of bedrooms and square feet. A fixed up one might not appraise much higher than it did before it was fixed up.

I agree. Wait until the job is started before you list. The renting market is great for landlords right now. I listed one Thur afternoon and pulled the add 26 hours later.

You can replumb the water lines as you are thinking. But everyone will be with out hot water while doing so and that is unacceptable in your eyes.

It can be plumbed to do that but I suggest against it. Sorry but I think you are over thinking things. Just get the broken water heater/appliance fixed in a reasonable time. MHO.

Pics look nice. 900 sq ft is in the 2 bedrm range, maybe market it that way. I know a lot of people require 600 credit but it still might be to much. It all depends on everything in your area. Sq ft, condition, amenities, price, what's available in your area. Usually if you can't rent it the price is too high.

In any case they are still responsible to pay the rent. That does not let them off the hook.

If there is nothing wrong with the paint be careful. What's next??? New flooring? New appliances?
