CT Laws on Rentals and Climate
First post to BP. New here and just starting my REI journey.
I am in CT and looking to invest in commercial rental properties. Can anyone tell me their sense on how CT laws effect landlords and tenants? Is CT more tenant friendly or landlord friendly? Trying to get a grasp of the climate. I am going through laws and what not. Still sifting through all that!

So this is a situation where relativity matters. In other words, what are you comparing the Connecticut rental market to? If you're comparing it to Texas, then Connecticut is tenant friendly. If you're comparing it to, say, New York, then Connecticut is landlord friendly.
As a property manager here in CT, when I look around, there are two things that make CT better than MA, one being the Lead laws that Mass has, the second being the grace period that Massachusetts requires versus CT’s 10-day grace period on rent payments.
Regardless of where you invest, being a new investor, the most important thing for you is to get your first property. There are going to be enough nuances that you will come across, that worrying about the minutiae of laws could probably come much later for you.
