Post: Landlord breached lease...?

I have a client who I’ve worked with on two rentals. Her lease was up today (7/31) though she moved her stuff out on 7/26. She had a couple of pieces of mail delivered and a package yesterday...when she went to pick up she discovered the locks had already been changed and a new tenant had already moved in (before her lease/60 day notice was up technically). Does she have any recourse? Your thoughts on filing a civil suit...?

I don’t know about CA but in TX there is essentially not much they can do (such as withhold rent, etc) if you simply ignore their requests. I know that probably doesn’t sit well with your conscious but like Jonathan said...you’re 9 months into a 12 month lease. Also - I’d be sure to include ‘tenant is responsible for X, Y, Z repairs’ in your next lease.

I did notice lots of talks in the fine print regarding ‘learning’ to spot the deals with their software. Of course no pricing was mentioned. Lol

Does anyone have any experience dealing with ‘100% financed flips’?

Looks like several companies offer it but I’d suspect there is a catch.

@Account Closed you are my new favorite bigger pockets member. I saw you mention above to another member about sharing pointers and you do extensive market research...I'd def love to know more about what you look for (and where) while doing your research.

I have lived in Houston for 5 years now, but I am from the DFW area...lived there my whole life. And i actually disagree...while Dallas in particular may seemingly not have many MF properties...outside Dallas city limits there are tons. And in my opinion thats where I would want to purchase anyways. As far as Houston goes...I see very little MF properties that are worth having...unless you are willing to pay big prices. If you are really looking for MF...I'd check out Arlington, Fort Worth, Crowley, Mid Cities, etc..all in DFW. If you want I can send a list of zip codes and/or properties. Good luck on your hunt...Texas is the best state! haha.

Exactly what the above peeps said...HOUSE HACK! Hands down. BP is a gold mine...search the forums for house hacking info. I think based on your comments/post you are focused on the return...if you buy the right property in the right area the 'return' is there. But in the meantime (if done right) you are living for free, saving (because you have no mortgage costs), preparing for your next investment...all while someone else (your renter) pays down the mortgage on your first purchase. What area of Texas do you live in? I have been in Houston about 6 years now but I am from DFW, I know both areas well and am down to answer any questions you have.
