I agree with @Johann Jells .  I know of an investor who lives in his building and the tenants don't know he is the owner, but it is a much larger building that a property management company handles, so he can get away with flying under the radar like that.  In the case of a 3/4 plex, I think that the personal touch of you actually caring about the property will help to increase your tenant's pride of ownership as well.

If you viewed the home with your Realtor, you can chat with them about the process and they should be able to give you some helpful insight that is town-specific.  Also check the zoning ordinance for more detailed info and find out if you'll need to apply for a variance.  Chatting with other investors about their experience with the process can also be very helpful.

If you're looking into NH for investment properties I'm happy to connect with you.  A great way to find mentors is to start attending some local area meet-ups, where you'll find lots of other like-minded investors.  There's a few in the Southern NH area I can recommend.

Definitely get involved with some of the local groups like @Richard Lovering suggests.  Some are free and some cost a nominal amount, but it's a great way to get tons of helpful info on the local market, make connections, and even find properties for sale off-market!  Are you only considering the Keene area?
