@Zachary Bannon I'll be the third one to sway you away from a mobile home for your first project.  Too many nuances with financing even for ones on their own land.  Look in the suburbs or just over the border in NH.  Starter homes anywhere south of Manchester are flying right now due to lack of inventory.   Sounds like you have a great crew of motivated people behind you and you're doing your homework.. you'll do great!

@Curtis Baker like most other places, southern nh has seen significant appreciation in the last few years, with not much sign of slowing down. Buyers and investors have been flocking to this area for all the reasons mentioned in previous comments, PLUS the fact that our landlord/tenant laws are much easier to deal with than in MA. Go to some networking events in both areas, get on some wholesaler buyers lists, and have an agent set you up with an automated search on the MLS so you can start to follow trends both on and off market. I agree with @Lien Vuong in that $50k is too shy for Boston

@Corey Key ... I agree with what @Kaycee Miller says above.  I would take a look at the original contract you signed and see if you can get the records/reports from them as to when these inspections were conducted and what the results of those inspections were.  Unfortunately some people can live VERY hard and destroy an apartment in amazingly short amount of time, which is what security deposits are for.  Once you have your original contract in hand and your inspection reports (if any), go through the fine print and decide if it would be worth speaking to an attorney.

Hi @Camden Towne - Welcome to NH - where are you moving from? Your best bet would probably be to get in touch with some local wholesalers and start feeling out the auction environment here in NH.  Are you on any wholesaler's lists?  If it's a first look property you'll be able to get a local lender to finance.

@Christopher Trastoy - Have you had success in investing before?  Make sure your sphere of influence (the people you know/like/trust) know what your doing and what your goals are! You'd be surprised at how many people would be willing to lend money for a decent return if it's to someone they trust doing something that they also believe in, in an area they're comfortable with :) Dont be afraid to talk about yourself!  Go to some local networking events and ask around there as well.

@John Paulus - do the people in your network know what you're trying to do and about the successes you've already had?  Sometimes the best source of private money is from the people you already know/like/trust - they just don't know you need it and they don't know they can make a great return!
