Hey @Jessica Tomlinson - a quick MLS search of 4-families closed in the last 12 months in Concord gives me 9 comps, with two additional ones currently under contract. Value and cap rate will fluctuate based on specific neighborhood, how familiar are you with the area? What popular rental sites have you checked to get a good idea of current market rents?

@Thomas Maggio First of all, thank you for your service. Secondly, congrats on finishing up your first flip! You can search BP for local REIA meetings near you, or other investor meetup events. There are also forums specific to your state/area that will allow you to meet others nearby. Take a little while to poke around the site and you're sure to make some great connections. @Leo Apostol you can also go to work on a larger real estate team, doing the running around/admin work for busier agents to get a good idea of what they need on a daily basis

@Tatiana Raid I also say do it all at once if you have the time.  Maybe advertise specifically to a group of people that work together so you know they would be compatible in your home (I'm thinking hospitals, biotech companies, etc).

@Mark Leclair the short answer is yes you can - It's going to be difficult in a seller's market and you'll have to make lots of lowball offers.  Connect with other wholesalers in your state to talk about best ways to go about it in terms of contract language.

Hi @Austin Haney - I agree with @Jose Batista Abikarram with this one and want to emphasize your age advantage here.  Being only 22, you'll have plenty of time to jump back into the corporate world for your steady W-2 if you ever need it.  Plus, with the sales experience you do have, you'll be able to easily transfer those skills to another position in the future.  If being a Junior Broker at a small apartment complex offers you more of the experience you need to move your investing career forward and reach your goals at a more steady pace, I say go for it.  The networking and relationships you'll make there will be far more advantageous than sitting in an office from 9-5 for an extra $15k/year.  And I love Joel's comment about if it doesn't work out that you'll learn even more.  Life won't ever go "as planned" but it sounds like you have a good head on your shoulders and you'll be able to make the best of it.  At the end of the day it's your life and you need to do what's most comfortable for you - good luck!

Welcome @Ronald Julien - you're off to a great start!  I'm not going to repeat what's been said here, but I will say that I agree with all of it, including starting a relationship with a lender asap.  This process can be overwhelming (as you're already finding out).. but just keep taking baby steps and you'll do great!  Getting agent referrals from this group is a perfect place to start to help you find an agent who's going to understand your goals.  If you happen to find an agent you're comfortable with before finding a lender, the agent will be able to refer you to a lender they've closed multifamily deals with before.  It's all about networking!  Keep up the good work.

Sounds like a great starting point!  Have you been inside the property yet?  Is this home listed on the market or did you find it off-market?  From the little you've mentioned, it sounds like you know the area well enough to be comfortable with market rents and value.  I say make the offer :)  And then update us on how it turned out!
