I agree with @Nick Earls that reaching out to agents will be helpful in your search.  Also, what are you doing to network in addition to BP posts?  Be sure to attend some meetups in your area to make some face-to-face connections and get the word out that you're on the hunt.  Wholesalers have buyer's lists that they will be happy to add you to.  

Make sure to keep your expectations in check as well.  Finding properties in the Boston area under $300k will be tough, so don't get discouraged if you don't find them immediately.  Consider a broader search criteria or improved budget if you don't find much.  Good luck!

@Barbara Warren Connect with a trusted real estate attorney in your area to make sure you are using a P&S that reflects the specific laws in NC and to make sure the assignment language in the contract is correct. Good luck on your first deal!

@Jorge J Gonzalez  thanks for asking this! As usual, I learned something new just from reading through the thread, and will definitely be investing in one of these machines as well.  I like your idea of renting it out per day to recoup on your investment.  Good luck with everything!

@Joe Languirand Welcome and congrats on making the decision to start your investing career!  

I couldn't agree more with all the comments about the importance of tenant screening, and the headaches it will save later down the road- no matter what state you're investing in.  Also, as you know very well, the appreciation in Massachusetts will definitely be on your side as a property owner.  At the end of the day, MA is a great place to invest your money.  

That being said, I work with several investors who live in MA and choose to invest only in NH for a variety of reasons, tenant/landlord laws being one of them.  Given your proximity to the NH border, you might as well include NH multis in your searches.  Southern NH is seeing excellent growth, and the state just got voted #2 Best State to Live In by US News & World Report for 2019.  

Start analyzing properties in both states and see where it takes you!  Good luck and let us know what you decide :)

@Patrick Foley sounds like you have a great foundation of skills and knowledge already, and wherever you might lack I would venture to guess you have trusted contacts that you can call on to fill in the gaps.  Hollis and the surrounding area is a great place to get started, if that's where you're trying to stay.  Are you thinking SF as a live-in rehab or for a flip?
