How can I get my neighbor to move or sell, house looks crappy!

Trying to sell my house in a high-end neighborhood, but my neighbor has a broken down 5 plex next-door and it sticks out like a sore thumb in the neighborhood.

What are the legal strategies to get this person to move, what are the creative strategies?! I’m desperately losing money every month.
