you can still find good deals more west of the freeway in SLC or off market in SLC or south salt lake but they are harder to come by

Not sure if this is an option in your area, but we have a company called CREW in Salt lake and they are $50 a month and take the cans out and bring them in the day after. it is hard to rely on the cleaners at times. unless the cleaner is paid to do the trash every time.

I have heard of the MACU 10% down loan. I had one client who was going to use it to purchase an STR but decided to wait a few months (he ran into some huge expenses with another rental capex stuff)

You have to try to estimate MTR income in your area + take into account the costs associated with MTR setup. How quickly will the income from MTR revenue give you those MTR setup costs back? Is it worth it? It sounds like at this time it is producing well for you.

I do not but love the area!! Been going there for years. 

I can imagine it is pretty saturated.. but I would make sure you have top notch photos and design. Amenities are a bit tougher with condos because they may restrict a lot of things.

 Honestly, being very realistic, you do most of the time in the beginning have to do some initial discounting. It usually works out if you have a great property because people will say "wow this is an amazing property for a killer deal" and youll end up with a glowing first few reviews if it pans out. then you are off to the races

I've been a MTR/STR host for almost 5 years now with about 100 doors cohosting. most important for me are

1. Quality of property (newly remodeled, special charm, design) = less headaches with guests 

2. Ease of working with owner = easier for you to cohost --- some owners micromanage and 2-3x the amount of work for you for no reason. Set real expectations with your owner. 

3. I despise units that are older where sound travels easily or also units that have either more units above and below. Lots of times you will have people complaining about noise even if you disclose it on the listing.

I am in the salt lake area! It is getting tough but there are still properties you can find even on market that will cash flow. Need to be able to think with the right mindset on how you can maximize the revenue of a property

I had a client use one for their house hack in salt lake city area and it worked out well! They took tend to take longer to close.. I believe ours took about 45 days.
