I would use the BP agent finder to see if you can find an investor agent who specializes in STR in that particular area! a good agent can help steer you in the right direction

You cant charge a fee but you can still file an aircover request if the dog causes damages or additional cleaning. 

I like to ask the question "is your animal a service animal or an ESA?" Many respond to me that they have an ESA which in the state of Utah you can charge for

For those house hacking - rent by the room folks, do you sign a lease for those who are renting by the room even if you are living in the house? I'm curious to see how people approach this!

Everyone needs to start somewhere. I would listen to a few of the STR podcasts and rookie real estate podcasts that talk about STR management. Be sure to establish a good team of cleaners, handyman etc (ask for recommendations from other hosts)

I recommend a local Washington airbnb/hosting page. I believe there is one and then from there you can hone in on folks in your local area

I do know some DSCR lenders are now taking STR rents into account. I have seen some between 10-15% DP on a DSCR but most are 20%

Some loans are assumable. One good way to find out is to call the company that your mortgage is through and find out if your loan is assumable and if it is, what terms does the buyer have to satisfy to assume it!

I use IGMS and its pretty solid. If you plan to hand off the a PM anyways might want to get them started earlier on as they have the softwares already.

 I think in some areas you can successfully still do arbitrage, although it is becoming more difficult. I personally invest for the long term. I would rather spend money towards a buyer and hold property that will get me all the benefits of owning the real estate for years to come.
