Hello! I am hoping to get some insight on minimum stays for STR. I have been 2 night min, but I have heard that you may get a better quality guest with 3 night minimum. Any ideas?

There is no correlation between number of nights and "quality of guest".

There is also a misnomer that "if my rates are too cheap, I'll attract trashy guests."  We have never found that to be true at all. In fact, we have far more repairs & maintenance in our "luxury" properties than in the small, one bedroom "budget" properties.
