Our seller is looking in the Park Forest IL area, however, I think she would consider other areas if they are good areas in her price range in Illinois.

We have a seller under contract that wants to move to Illinois, West Virginia or stay in Washington- she is still deciding. Wants to spend $50,000 to $60,000 cash for a 3/bed 1/bath home. All options are on the table. Could take on additional note(owner finance) for more if needed. Can be a fixer but be in a decent neighborhood and be livable. Please send me whatever you have. So, we have used V-Flyer for a number of years after postlets was taken over by Zillow, for posting our properties for sale. It doesn't seem to be as effective as it once was and does not post to Craigslist automatically (has to be done manually using HTML). I was wondering if anyone is using another syndicated flyer service that may be easier to use and/or is effective in getting your info out to the places it needs to.

@Melissa Lee Send me a message and we can talk. We have partnered with newer investors on certain projects as a Joint Venture. It can provide education for the process and reduce some risk. If its a good fit for both of us, it can be very successful.

@Jay HInrichs I love all the wisdom you share with so many about this industry. Wholesaling can be a way for people with no money to get started, and it can be an additional revenue stream as a business is built-of course in the states its allowed. I would love @Mike Sumsky to weigh in on this topic- since he has been wholesaling in our area for at least 10 years+. @William Brown has a lot of energy and follow through and honesty, he should do very well.

@Alexander Schwartz My 2 cents would be- offer a lower amount down- so you can keep some money for anything that might come up (deferred maintenance). You never know until you ask what people are willing to take. They might be ok with $1000, $2000. Then they can tell you want they want. You are offering them monthly income and no headaches of running it- that is very appealing to a lot of people. I would suggest that your monthly cash flow should be above $200. We usually don't look at any deal that doesn't cash flow (minus expenses) at least $300.

What I have done in the past is purchased blinds thinking the renter will appreciate it. I can say that sometimes they do and sometimes they trash them. I finally decided to ask my renter if they already had window coverings. Then I can add them in if necessary, and if they are destroyed when they leave- I take it out of the deposit.
