Hi All..... Just wanted to let you know about our new “meetup, networking and education group.” Dave Billings and our KPS team want to help you start your investing or take it to the next level. This is for new and seasoned investors, anyone thinking about investing, to come and be a part of. We’ll share our company’s experiences and learn from each other. This won’t be the same set up as some of the other RE groups you may have attended. We aren’t selling anything, or having any give-a-ways. Just discussing how to level up our real estate game. It’s a little shorter, with good networking, great content, and question/answer and discussion time.


We are holding this hang out every 3rd Monday of the month at Fuelrz Cafe in Silverdale, 5:30-7:00 pm.

@Jake Berwind I don't know about Florida laws but in Washington you can make an offer for a property using a land trust(to assign)-but its definitely an advanced real estate technique. I have never actually dont one yet. If you are first starting to wholesale, try to find off market sellers that need your HELP to sell. You will learn so much in the process and find great deals that will be very evident to you. I agree with many of the people on this thread- updating, even so called minor, takes more than $5000. The agent has a fiduciary responsibility to the seller-not you.

@Brian Hill If you are looking in the Kitsap area, you will notice a huge difference in prices from Seattle. As off market investors in Kitsap county, we see properties cash flowing at 10% cap (not any on the MLS that we have seen). I don't know if the Pierce market can do the same- their prices tend to run higher than us (by default from being a short commute to Seattle).

@Jestin Sorenson Make sure to review all the rents and deferred maintenance costs, all the utilities, insurance...everything-if you plan to take a portion of equity-all the numbers need to be evaluated. If you take an equity position, you have to be ready to be in the "wait for your money/landlord business" instead of making money now. I agree with @Jameson Sullivan, if you have a buyer ready to go- get your wholesale fee and move on. my 2 cents.

@Travis Rasmussen Thank you for the feedback. I'm sure it is a mixed bag- but this gives me an idea that a smaller percentage would be difficult. Do you pre-screen your guests and have you ever refused one?
